Leasing Consultant

Summary: Small property Management Company is seeking an experienced Leasing Consultant for our apartment community located in Killeen, Texas. The Leasing Agent will be responsible for the overall success of daily operations. You must be committed to providing a high level of service to our residents. Essential Duties and Responsibilities: 

  • Works closely with the Community Manager to effectively manage activities such as leasing, resident retention, concessions, and customer service.
  • Collects rent from residents and posts accordingly.
  • Contacts delinquent residents or sends late notices and eviction notices; follows proper procedure if rent is not received within a specified period of time.
  • Follows up on expectations to renew leases.
  • Performs leasing activities, including generating traffic, responding to telephone and internet inquiries, greeting prospective residents, touring prospective residents, qualifying prospects, and closing the sale by obtaining rental application and deposit.
  • Assists the Community Manager in addressing and resolving internal and external issues of associates, residents, and vendors

 
Required Skills: 
  • Experienced and knowledgeable in property management business for 2+ years. 
  • Knowledge of, and ability to use Microsoft Office application software. 
  • Knoledge of basic bookkeeping and accounting practices. 
  • Knowledge and compliance with community rental information and Federal, State and Local Fair Housing guidelines. 
  • Ability to communicate effectively, both orally and in writing, to residents, co-workers, and vendors. 
  • Good sales and customer service skills.

Leasing Specialist

The Leasing Specialist is primarily responsible for leasing available rental homes, responding to telephone and e-mail inquiries, scheduling appointments, greeting prospects, completing guest cards, showing homes and amenity areas to all prospects, typing work orders, helping current residents, closing the sale and completing all required lease/sales paperwork.

This position does require excellent organizational and customer service skills. Qualified individuals must have demonstrated the ability to successfully work with people and demonstrated aptitude for sales and customer service.

This team member will play an integral role in resident retention through participation in resident activities, renewal preparation and follow-up and resident needs assessments.

Leasing Consultant

Candidates interested in leasing should have previous experience, but not required. Leasing consultants are responsible for leasing apartment homes for future prospects. POSITION SUMMARY
Responsibilities will include daily cleaning of apartment community's public facilities and final preparations of vacant units for move-in.

EXPERIENCE OR SPECIALIZED KNOWLEDGE
3 Months minimum previous general apartment or institutional housekeeping experience is preferred; although the skills needed for this position can be learned on the job

The following are essential job accountabilities:

  1. Clean and prepare vacant apartments for move-ins.
  2. Clean community's offices, club room, laundry rooms, and exercise rooms on a daily basis.
  3. May be required to assist in other areas of property including make-ready, office support, ground keeping, pool maintenance, etc.

Property Inspector

Property Inspectors serve as the "eyes and ears" our Lone Star owners, assessing the detailed physical condition of the property for occupied and vacant properties. The Lone Star standard physical inspection includes inspection of all exterior areas, and interior areas, of the property. The inspection involves taking photos of the property, listing and assessing the monetary value of any property damage, as well as documenting various elements of the property (condition, repairs, etc.). After inspection, the inspector must prepare work orders, upload pictures and prepare reports into the company PMS system. After proper training. the inspector is expected to work independently and efficiently, with minimal supervision.

We seek the following qualifications:

  • Must have excellent communication skills, above average written and verbal communication.
  • A good work ethic, be self-motivated, and possess good interpersonal skills.
  • Must have a reliable vehicle, with ability to cover the Killeen, Copperas Cove, Kempner, Harker Heights and Nolanville areas.
  • Must have a valid driver license w/verifiable car insurance.
  • Must know how to use a digital camera.
  • Must have typing & computer skills, including MS word, MS excel and MS Outlook.
  • Property Management experience preferred, but not necessary.
  • Must have a high school diploma or GED.
  • Bilingual a plus.
  • Knowledge of PropertyWare Property Management software a plus.
  • Responsible for assessing an Inspection and Reconciling deposits.

Leasing Agent

Summary: Market and lease apartments in accordance with policies and procedures outlined by management. Responsible for providing resident services in a professional and courteous manner.

Essential Job Functions and Responsibilities:

  • Maintain an excellent customer service relationship by adhering to the Place Simply Service Standards
  • Adhere to Place Policies and Procedures
  • Greet prospective residents. Show model, market ready units and common areas
  • Lease apartments and sell the products and services of the property to prospects
  • Assist prospective residents with completion of online application
  • Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the mystery shop forms as well as training materials
  • Work to optimize occupancy while maximizing leased rent
  • Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios and work to achieve and exceed budgeted occupancy percentages
  • Maintain thorough product knowledge of the property and competition
  • Assist with market surveys as needed
  • Collect deposit and/or fees associated with move-in
  • Accurately prepare and have a thorough knowledge of all lease-related paperwork
  • Maintain accurate prospect traffic and leasing data, and assist with other computer data entry as necessary
  • Inspect units on a quarterly basis as well as prior to move-in
  • Assist with planning and hosting of resident events
  • Audit all lease and renewal files for key controls and bonus submission to the Property Manager
  • Assist residents with the move-out process
  • Assist in the performance of turn process
  • Write up and file service requests from residents upon receipt
  • Contribute to the general upkeep and cleaning of office, common areas and model
